Tamko Underlayment & Deck Repair: The Long Beach Owner’s Guide
If your Tamko roof is leaking, buckling, or showing soft spots, the underlayment or decking beneath the shingles is usually where the trouble starts. We stock Tamko-compatible underlayment and repair deck materials on our Long Beach trucks, and most residential repairs in this scope run between $600 and $1,400 installed, depending on how much decking has to come up. You’ll get your exact number in writing before anyone climbs a ladder. Most Long Beach homeowners discover the problem after a winter storm, when a ceiling stain appears or shingles start lifting at the eaves near the ocean side of the house.
Here’s the pattern we see again and again in Long Beach: the shingles look fine from the street, but the underlayment underneath has been quietly failing for years. Salt air, fog cycles, and the occasional Santa Ana wind event work on the roof in ways that inland roofs never face. By the time a homeowner notices, the deck repair is almost always part of the job. That’s normal. Let’s walk through what you actually need to know.
Which Tamko Models This Applies To
Tamko underlayment and deck repair applies across more models than most homeowners realize. If your roof was built with Tamko Heritage, Tamko Heritage Pro, Tamko Elite Glass-Seal, or the Tamko Lamarite slate composite line, the underlayment specification and deck attachment requirements differ slightly from one product line to the next. The most common compatibility gotcha: Tamko’s self-adhered underlayment (such as Tamko TW Flash-N-Wrap or Moisture Guard Ice & Water Shield) requires a clean, dry, smooth deck surface to bond properly. On older Long Beach homes where the plywood has cupped or delaminated from decades of coastal humidity, that underlayment won’t seal correctly unless the deck is repaired or replaced first.
To identify what you have, check the paperwork from your original installation if you kept it, or look for the manufacturer’s stamp printed on the underlayment surface in the attic. If you can’t access the attic safely, our technicians handle identification during the estimate walk. We work with OEM Tamko underlayment when the product line calls for it, and for many repairs a quality aftermarket equivalent (like a comparable synthetic underlayment from GAF, Owens Corning, or CertainTeed) performs just as well, and often costs less. We’ll show you both prices and let you decide. Birchbark Roofing is an independent service provider, not affiliated with Tamko, so we have no reason to push one brand over another when a better-value equivalent exists.

Signs Your Tamko Underlayment & Deck Repair Is Failing
- Water stains on ceilings or upper walls, especially on the ocean-facing side of the house. Long Beach’s prevailing wind pushes rain horizontally during winter storms, driving water under shingles that would shed it fine in calm weather. The underlayment is the second line of defense, and once it’s compromised, stains follow within a season or two.
- Shingles lifting or flapping at the eaves and rakes. This signals that the underlayment beneath has lost its grip on the decking, usually from age plus salt-air corrosion on the fasteners. The shingles lift because the whole assembly has loosened, not just the top layer.
- Spongy or bouncy spots when you walk the roof. That’s decking rot, plain and simple. In Long Beach, we see this most often on older bungalows near Belmont Shore and Naples, where decades of fog drip have worked into the plywood through tiny fastener holes that were never sealed.
- Granules collecting in the gutters more heavily than usual. Some granule loss is normal as shingles age, but if you’re cleaning gutters every month and finding piles of grit, the shingle surface is wearing faster than it should, which means the underlayment is now the only waterproof layer doing real work. That’s not sustainable.
- Curling or rippling visible through the shingles. Synthetic underlayment that was installed too tight, or felt underlayment that absorbed moisture, will telegraph its wrinkles through the shingle layer. You’ll see waves running across the roof plane, often more visible in the low-slope sections common on Long Beach ranch homes.

AfterReplacement Cost & What’s Included
For Long Beach specifically, here is how the pricing tends to break down:
- Isolated underlayment patch (up to one square, or 100 sq ft): $400 to $650, including shingle removal and re-installation over the patch.
- Underlayment replacement with deck repair (typical single-story section): $800 to $1,200, including replacement plywood or OSB where rot is found.
- Full roof plane underlayment replacement with significant deck replacement: $1,200 to $1,400 or more on larger or steeper sections, especially where access is tight or the roof pitch is steeper than 6:12.
- Deck-only repair where underlayment is still sound: $350 to $700 depending on how much plywood comes out and how the framing beneath looks.
Every quote includes the tear-off of the affected area, disposal of old material, the underlayment and decking materials themselves, new fasteners, shingle re-installation or matching replacement shingles, and full clean-up. You’ll see the line-item breakdown in writing before we start, and there are no change-order surprises if we find more rot once the shingles come up; we document what we find with photos and talk to you before doing anything beyond the written scope. Every repair is covered by our 365-Day Done Right Promise: if the fix isn’t right, we make it right. A written price before anyone climbs a ladder, that’s where we start.
DIY or Call Us?
What you can safely do yourself: inspect from the ground with binoculars, check the attic for daylight coming through the decking (a clear sign of gaps or rot), clean your gutters regularly, and keep tree branches off the roof. A homeowner with a good flashlight and a careful eye can learn a lot from inside the attic without ever setting foot on the shingles.
What we don’t recommend doing yourself: pulling up shingles to inspect underlayment, walking a roof with visible sagging or soft spots, or attempting any deck replacement. Wet or rotten decking can give way without warning, and a fall from even a single-story Long Beach roof means a hospital trip you don’t want. Underlayment that isn’t lapped and sealed correctly will leak within months, and then you’re paying for the repair twice. If you’ve got a failing Tamko underlayment situation, call us at (562) 512-7366. We’ll come out, walk the roof, and hand you a written price before any work begins.
FAQs
Tamko underlayment typically lasts 15 to 20 years in the Long Beach climate, but homes within a mile or two of the ocean often see reduced lifespan from persistent salt-laden fog and condensation. A roof inspection every few years catches underlayment failure before it becomes deck repair. Call (562) 512-7366 if you’re not sure of your roof’s age, and we’ll check it during a free estimate.
Isolated underlayment damage can be patched successfully if the surrounding material is still sound and the deck is dry. However, if the underlayment has failed across a wide area, or the decking beneath is showing rot, a targeted replacement is almost always the better long-term value. We’ll show you photos of what we find and write the repair scope to match what’s actually failing.
Most underlayment and deck repairs on a single-story Long Beach home take one full day from tear-off through shingle re-installation and clean-up. Larger sections, steeper roofs, or significant deck replacement can run into a second day, and we’ll factor that into your written price up front.
We keep Tamko-compatible underlayment, synthetic underlayment equivalents from GAF, Owens Corning, and CertainTeed, and standard OSB and plywood decking on our trucks for most Long Beach repair jobs. If a specific Tamko product line is required, we can source it quickly through our local supply partners without delaying your job. Call (562) 512-7366 to schedule your free estimate, and we’ll confirm availability for your specific roof before we schedule the work.
